Panduan Asas Hias Kediaman.

Hari ini ramai orang mula sukakan kediaman cantik dan selesa. Sedikit panduan mudah cantikkan kediaman.

1. Pilih satu tema atau gaya yang kita suka atau rasa selesa. Contohnya gaya urban chic , scandinavia, minimalis, hipster atau apa sahaja yang kita suka.

2. Cari sebanyak mungkin gambar tema yang kita suka ini contohnya imej imej hipster, scandinavian dan himpunkan. Lebih baik jika kita dapat cetak dan susun atas meja. Jangan biarkan imej ini dalam bentuk digital seperti dalam hp sahaja.

3. Bila semua gambar gambar imej ini dah ada banyak, bahagikan kepada 4 bahagian. Iaitu :

+ Lantai

+ Dinding

+ Siling

+ Perabot

4. Apa sahaja yang akan ada diatas lantai kita masukkan bahagian lantai, tapi ingat jangan terlalu sarat. Biasanya permaidani dan kekemasan lantai seperti jubin, timber board atau vinly sahaja.

5. Apa sahaja yang akan ada didinding kita masukkan dalam kelompok ini termasuklah wallpaper, cat, gambar dan segala hiasan dinding. Curtain dan pintu sebahagian dari dinding juga kawan.

6. Seterusnya adalah siling, termasuklah jenis lampu, warna, kipas dan hiasan.

7. Pilih dan beli perabot yang menyerupai atau sama dengan gaya tersebut. Cari biar nampak sama, tema akan gagal jika kita pilih perabot yang salah contohnya gaya hipster tetapi kerusi Jepara, Jawa!

8. Bila kita putuskan satu tema, guna skema warna tema tersebut agar lebih mudah, walaupun kita minat giler dengar warna pink. Jika bukan dalam tema kita, tolong jangan guna. Beli rumah lain dan guna nanti puas puas!

9. Buat susunan ruang berdasarkan kegunaan rumah kita, susun bagi kita selesa guna bukan hanya nampak cantik gila tapi kita tak boleh guna.

10. Bagi yang baru belajar, di IKEA banyak gaya dan tema yang kita boleh belajar dan pilih. Ia lebih mudah kerana IKEA sediakan design dan designer yang baik untuk kebanyakkan produk mereka.

11. Cantikkan ruang dalaman bukan soal WANG semata mata, ia soal kreativitas manusia. Banyak ruang yang cantik tidak perlukan modal yang besar.

12. Banyakkan berjalan, membaca dan lawat IKEA selalu. Lama lama kita juga boleh pandai pilih tema dan perabot yang sesuai.

13. Banyak rumah lelong yang kita beli dan ubahsuai jadi cantik dari yang asal.

Ini hanyalah panduan ringkas supaya anda dapat overview cara beli rumah, terutamanya bagi mereka yang masih belum memiliki hartanah atau newbies hartanah.

8 STEP BELI RUMAH

1. Cari rumah melalui iklan, kenalan, agen hartanah atau sambil jalan-jalan terjumpa flyer/hadir booth pameran dan sebagainya.

2. Tengok rumah sepuas hati.
+ Kalau tak berkenan, cari lain.
+ Kalau berkenan, alhamdulillah..sila baca step 3.

3. Bayar booking – lazimnya 3.18%.
+ Booking adalah bermaksud cagaran tanda jadi beli rumah.

4. Mohon pembiayaan di bank.
+ Jika tak lulus, booking dipulangkan.
+ Jika lulus tapi batal beli, booking hangus.
+ Jika lulus dan tetap nak beli, baca step 5.

5. Sign S&P dan bayar baki deposit.
+ Jika margin pembiayaan 90%, baki deposit ialah 6.82%.

6. Kos-kos sampingan ~ 5% – 10% harga rumah.
+ Kos guaman & dokumentasi pindah milik.
+ Kos guaman & dokumentasi pembiayaan.
+ Kos penilaian hartanah (valuation fee).
+ Kos takaful.

7. Follow-up dengan peguam secara berkala. Rajinkan diri bertanya dengan peguam tu.

8. Yay! Dapat kunci rumah! Boleh pindah masuk!
